At its October 13, 2026 meeting, the Ocean View School District Board of Trustees approved due-diligence and exclusive-negotiating agreements for potential development of the Pleasant View and Sun View properties. The Pleasant View concept from Nightall Capital and Tate Associates, Inc. includes 152 single-family homes for purchase, with at least 13% proposed for qualifying district employees. The Sun View concept involves workforce rental housing. Both concepts remain preliminary; the district would retain ownership of the land, and the agreements authorize evaluation and negotiation only—not redevelopment. Further review is expected to address environmental requirements, traffic, access, parking, field use, affordability, and community feedback. Both agreements passed 4–0, with one trustee absent. The board also approved a contingent-fee legal-services contract for social-media and video-game addiction litigation; no fee amount was stated in the transcript.
Other spending-related actions included approval of an amendment to an independent-contractor agreement for transitional-kindergarten music instruction, contracts for independent educational evaluations, and a teachers’ association side letter allowing certain teachers to receive pay instead of taking release days. No dollar amounts were provided for these items. During public comment, a speaker raised concerns about district spending and a structural budget deficit, citing more than $10 million annually in consulting and professional-services expenses; these were the speaker’s claims, not board findings. The board reported no action from closed session, which included real-property negotiations involving the Pleasant View and Sun View sites and the Wintersburg property.
