City of Mebane Planning Board Meeting October 2026

The City of Mebane Planning Board considered zoning changes at its October 13, 2026 meeting. The board approved a text amendment to the Unified Development Ordinance allowing two-family dwellings by right in the B1 district, then approved rezoning 106–108 South Second Street from R12 to B1. The applicant’s representative said the property would be renovated as a residential duplex. Board members discussed that B1 zoning would also allow other listed business uses by right. Both matters are scheduled for City Council consideration on November 2.

The board also approved rezoning an approximately 0.46-acre property at 715 Roosevelt Street from R20 to R8. Pop Homes HBI LLC said the change would permit two detached single-family homes. A nearby resident raised concerns about street width, traffic, and parking; the applicant described the planned homes as having two-car garages. No procurement activity, contract awards, or spending decisions were identified.
