The October 7, 2026 District 33 community meeting, hosted by Metro Nashville Network, reviewed revisions to Epcon Communities’ proposed development at 1010 Battle Road. The roughly 82-acre site plan was revised to cross an existing wetland only once and includes a 40-foot landscape buffer, a clubhouse and community amenities, and about 59.5 acres designated as open space or conservation. A 23-acre conservation parcel is proposed for a Metro Parks and Greenways easement, but Parks’ acceptance remains subject to further coordination and approval; Metro has not committed to funding its development. The project’s specific plan application and a related amendment to the Cane Ridge study were scheduled for Planning Commission consideration on October 22. No vote or contract award occurred at this meeting.

Discussion also covered traffic, access, utilities, and community concerns. The developer described proposed improvements to three sharp roadway curves, including widening and shoulders, to be completed before the final home is built and sold; no earlier completion date was established. The team also discussed coordinating the neighboring property’s access and potentially connecting its water and electric service to development infrastructure. Potential donation or reuse of existing buildings was discussed, but the developer made no formal commitment. No procurement activity, spending approval, or budget allocation was identified.
