The City of Sebastian Planning and Zoning Commission met on October 8, 2026. It unanimously recommended that City Council approve a Land Development Code text amendment for heavy industrial zoning, revising lot-size and setback provisions to make more city properties usable and streamlining duplicative language; outdoor storage would still require screening. The Commission also unanimously recommended approval of a small-scale future land use amendment and rezoning to heavy industrial for James R. Maxwell’s approximately 1.93-acre parcel, and a future land use amendment to Riverfront Mixed Use and rezoning to Commercial Riverfront for Chalmed LLC’s approximately 0.55-acre parcel, which the applicant said could support future expansion of an existing medical facility. The conditional use permit for veterinary services was tabled until November 19, 2026. No procurement, contract, or spending actions were identified.
After the agenda was completed, members discussed a proposed City Council ordinance that would change how Planning and Zoning Commission members are appointed; it had not yet been adopted. They also raised whether the city’s code addresses data centers. Staff said the code is currently silent on them and that staff is reviewing options. These discussions did not result in formal action at this meeting.
